Cold weather is a common time for modern condensing boilers to stop working, and more often than not the culprit is a frozen condensate pipe. Knowing what to look for and how to deal with it safely can get your heating back on faster and help you avoid repeat problems.
A condensing boiler produces acidic water called condensate as it runs. This liquid is carried away to a drain through a small plastic pipe, usually white or light coloured. The pipe is normally about 21.5 mm in diameter inside the house, and can be larger outside.
In freezing weather, any part of this pipe that runs outdoors or through an unheated space can ice up. As the ice builds, it blocks the pipe so the boiler can no longer discharge condensate. Modern boilers respond by locking out to protect themselves, which means no heating or hot water until the blockage is cleared.
You do not need to be an expert to spot a likely frozen condensate pipe. Some clues are quite easy to recognise, especially in a cold snap.
If the boiler stopped during very cold weather, you can hear gurgling, and you can see a white plastic pipe outdoors, there is a good chance the condensate pipe is frozen.
Before doing anything, make sure you feel safe and able to reach the pipe without climbing on ladders or working over frozen ground. Never put yourself at risk to access pipework. If the pipe is high up or awkward, skip the DIY and contact a heating engineer.
Check that the boiler itself is not leaking water or showing signs of damage. If you can see scorch marks, or the boiler casing appears damaged, do not attempt to thaw the pipe. Turn the boiler off and contact a Gas Safe registered engineer straight away.
The condensate pipe will usually run from the bottom of your boiler to an outside wall, then down to a drain. Inside, it is often white plastic, about the width of a marker pen. Outside, it may increase to a larger diameter for the vertical drop.
Follow the pipe with your hand to find the sections that feel very cold or hard. The frozen part is often outside, at bends, or at the outlet where it meets the drain.
Switch the boiler off using the boiler’s own control panel or power switch. You do not usually need to turn the electrics off at the consumer unit, unless the manufacturer instructions say so.
Allow the boiler a few minutes to stop fully. This avoids it trying to fire while you are working on the pipe.
The aim is to slowly raise the temperature of the frozen section until the ice melts. Sudden heat changes can crack plastic, so avoid kettles straight off the boil, blowtorches or hairdryers in damp conditions.
Better options include:
Work from the boiler end towards the outlet where possible. This allows melted water to escape as you go, rather than trying to push the ice plug further along the pipe.
You may hear a small rush of water or see movement at the outlet when the blockage begins to clear. The pipe should feel less rigid as the ice melts. Keep warming it gently until you are confident it is fully clear.
Look at the end of the pipe or the nearby drain for a steady trickle of water once the boiler is restarted. If the pipe refreezes quickly, stop and call an engineer.
Once you are satisfied the pipe is clear, refer to your boiler manual for reset instructions. Usually this involves pressing a reset button or selecting reset on the control panel, then waiting for the boiler to go through its start-up sequence.
If the boiler does not reset, continues to lock out, or shows a different fault code, do not keep trying. There may be another issue, and a professional should investigate.
After you have dealt with a frozen condensate pipe once, it makes sense to reduce the risk of it happening again. Some improvements are simple, while others are better handled by an engineer.
Start with insulation. Adding good quality weatherproof lagging to the external run of the pipe helps keep the temperature up and slows freezing. Make sure the insulation is securely fixed and covers all exposed sections, including bends.
Keeping the external pipe run as short as possible is also helpful. The less time the condensate spends outside, the lower the chance of freezing. Where building layout allows, routing more of the pipework internally, such as through cupboards or internal walls, is a good approach.
For external sections, increasing the pipe diameter helps the condensate flow and reduces the risk of it freezing solid. Many manufacturers recommend a minimum 32 mm pipe size outside. This change is something a heating engineer can advise on, especially on longer runs or very exposed walls.
In some homes, a permanent re-route is the best fix. For example, connecting the condensate internally to a suitable waste pipe, or changing the route so it drops more steeply into a drain. This can be a worthwhile investment if your boiler is in a loft or garage, or if freezing has become a yearly headache.
There are times when trying to manage a condensate problem yourself is not the right choice. If the pipework is high, behind obstacles, or over icy ground, do not risk a fall. A professional will have the right equipment to work safely.
Repeated freezing in only moderate cold suggests the pipe has been poorly routed or sized. In that case, an engineer can assess the whole run and carry out a more permanent fix, such as enlarging the pipe, shortening the external section, or rerouting it internally where practical.
If you are unsure whether the fault is the condensate pipe at all, it is wise to get expert help. Similar symptoms, such as gurgling or intermittent lockouts, can point to other issues that need proper diagnosis.
